Even though mortgage loans have become more strict with their guidelines, there are many programs still available for 2011. Here is a list of some of the most popular programs amoung home buyers today.

FHA Mortgage Loan Program

One of the oldest, but most popular, mortgage program for any home buyer, not just first time buyers. It only requires a 3.5% down payment and this down payment can come from a family member or a close friend. Along with low fixed interest rates, it's one of the most popular mortgage programs with home buyers this year.

Conventional Mortgage Loan Program

One of the most popular Fannie Mae and Freddie Mac programs for home buyers this year. The minimum down payment required is 5% of the purchase price. There are conventional programs that don't require PMI with less than 20% as well. A conventional mortgage loan program will get your the best mortgage rates, if you have the full 20% down. If you have less of a down payment, that's ok, but your rate may be higher the less you put down.

Rural Housing Mortgage Loan Program

One of the only true no down payment mortgage loans still available for home buyers in all of Wisconsin. This program does not require a down payment and you are also allowed to finance the closing costs into the loan. So, you can really buy a home with next to nothing out of pocket!
