Get Yourself Pre-approved First

All to often, first time home buyers think they can go around with their real estate agent looking at home.  The reality is that agents want to know you are pre-approved first, before going out to look at homes.  It's not really about wasting the agents time, but sellers know that it's more difficult today to get a home loan, so they expect the buyer (you) to have a pre-approval before putting an offer into the home.  Sometime, sellers won't even take the time to go over your offer unless you included your pre-approval letter.

Getting a pre-approval letter, before calling the real estate agent, is the most popular mistake first time home buyers make.
